Booking Cancellation by the Guest
Any cancellation or amendment request must be sent to us in writing by email. It will take effect on the date we receive your request.
Cancellation Policy
- Free cancellation up to 30 days before check-in
- 50% refund up to 7 days before check-in
- No refund less than 7 days before check-in
- Long-term stays: first 30 days non-refundable after the free cancellation period
- No refund for no-shows or unused nights
Refundable Deposit
For bookings made through our website, a refundable security deposit of €350 is required. Cash on arrival or payment via Wise is preferred.
The deposit will be returned within 7 days after check-out, subject to a satisfactory property inspection, using the same payment method.
House Rules
- Please be respectful of the neighbours, as some are permanent residents.
Quiet hours are from 11:00 PM to 7:00 AM. - Please dispose of all rubbish before check-out, as cleaners may not be able to remove all waste together with the used linen.
A €25 charge will apply if rubbish is left behind. - Please always take your keys with you when leaving the property, as the doors cannot be opened from outside without a key.
Lockouts or lost keys will incur a €30 charge. Lost or damaged entry remotes will incur a €80 charge. - We are legally required to report guest details to Serviço de Estrangeiros e Fronteiras (SEF). Please send Gianny the required information for all guests, including children, before arrival.
We cannot check in any guest whose details have not been provided in advance. - City Tax applies according to local regulations:
- €2 per night from 1 April to 31 October
- €1 per night from 1 November to 31 March
- Applies for a maximum of 7 consecutive nights
- Charged to guests aged 13 and over
The city tax applies to paid overnight stays in tourist resorts, local accommodation establishments, campsites, and caravan parks, regardless of the booking method. City tax can be paid in cash directly to Gianny or via Wise.
